II. CONCEPT Balai Hara is a villa and a hotel fused in one. A total of 9 buildings with a total of 267 units are under construction on a 2,500 square meters of property. 7Stones Boracay is a 3-level beachfront development on 4,000 square meters of tropical gardens. It has a 25-meter lagoon swimming pool, a restaurant, spa, and laundry. Alta Vista de Boracay is a leisure- residential condotel that offers a private, secured hotel-like resort experience. Inspired by the calmness of water, Crown Regency Resort & Convention Center is a 457-room condotel resort that sits on 16,000 square meters of property. It features the largest swimming pool in the island and a big convention center that can accommodate 1,800 people. It also offers exciting water adventures with its own water park and Mermaid performance pool. EDEN comprises 54 FREEHOLD TITLE units over three floors on Fairways and Bluewater Golf Course on Boracay island. EDEN is already 50% completed and will be handed over in December 2008. The developer is selling only 34 units in EDEN.

IV. INVESTMENT REQUIREMENTS Not Specified Investors need to pay USD 1,000 upon signing of the reservation agreement. Investors need to pay a reservation fee of Php 20,000.00 per unit and Php 10,000.00 per parking slot. Other requirements include 2 valid ID’s or passport, cedula, TIN number, post dated checks, special power of attorney, reservation agreement, and buyer’s information sheet. Investors need to put a reservation deposit of Php100,000 which is part of the down payment. The full down payment of 30% which can be paid in six equal monthly installments. The balance of 70% can be settled in equal monthly installments at ZERO interest up to December 2012. Investors need to pay Php 100,000.00 as a reservation fee. Within 30 days, they also need to pay 30% or 50% deposit.

Investors can get as much as 52 FREE night stays in Boracay, exchangeable in any Crown Regency Hotel located in most tourist destinations in the Philippines, or in any of the 2,000 affiliated hotels & resorts of Interval International, the company’s international vacation exchange affiliate. They can also choose to sell their 52 days to travel agencies, specializing in vacations especially during peak seasons. Investors also get a FREE Club Ultima membership, which allows them to access the most modern facilities in health, fitness, dining, business, and entertainment. Each unit owner will enjoy 30 days use of their unit at no cost each year. Each unit owner will also enjoy playing rights to Fairways and Bluewater 18 hole Championship golf course. Extended time to live in your unit can be arranged with the Manager.
VI. PAYBACK/YIELD Investors will get a full return of their investment in 7.60 years at an estimated Php 651, 240.00 per year. Projected Net Income ranges from Php 700,000.00 to Php 900,000.00.No specified number of years as to when investors can get a full return of their investments. Investors will get a full return of investment in 7-9 years at an estimated Php 315, 000.00 to Php 477,000.00 per year. Investors will get a full return of their investment in 10 years at an estimated Php 577,760.00 per year. The estimated yield is 17% per annum or if you fully pay the investment, investors may opt to lease back the unit at a guaranteed rate of 8% per annum for a guaranteed term of 15 years.
